One question keeps coming up from clients who have the option to time things: should I buy or sell now, or wait?

Here's my honest take. This is one of the most balanced markets we've had in years. Both buyers and sellers have real opportunities right now, as long as expectations are realistic.

→ If you're buying: There's more inventory than we've seen in years. That means more options, more time to weigh an offer, and more negotiating power on inspection items and seller concessions. I'm even seeing sellers accept contingent offers again, which wasn't really on the table a few years ago.

→ If you're selling: Preparation and pricing are everything. High-quality staging matters in this market. Homes that are well prepared, show well, and are priced to current conditions are attracting strong interest and selling.

The through line: the clients doing well right now, on both sides, are the ones who walk in with a clear read on the market.
